How often is an electrical safety check required for Victorian rentals?
At least every two years, carried out by a licensed electrician, under the Residential Tenancies Regulations 2021. A fresh check is also required if the last one is more than two years old at the start of a new tenancy.

Who is responsible for arranging the check?
The rental provider (landlord) is responsible for arranging and paying for the electrical safety check and for keeping a copy of the report.

Yes — we provide a written report suitable for the rental provider's and property manager's records, listing what was checked, any defects found, and recommended remedial work.

Can the smoke alarm check be done at the same visit?
Yes. Combining the electrical and smoke alarm checks saves tenant access time and reduces the total cost. We can coordinate both in a single appointment.

What happens if defects are found during the check?
We record every defect in the compliance report with a clear priority. Anything unsafe — exposed conductors, missing RCDs on final subcircuits, failed earthing — is flagged for immediate remedial work. Non-urgent items are noted so the rental provider can plan the repair. We quote the remedial work separately, and the tenant only needs to be present once if the fix can be done on the same visit.

How long does a rental electrical safety inspection take?
A standard two-bedroom Melbourne apartment or unit takes around 45–60 minutes on site. Older double-storey houses, properties with sub-boards, or homes with a lot of hardwired appliances take longer — typically 60–90 minutes. We coordinate access windows with the property manager and tenant in advance so the visit stays within the agreed slot.

Do you cover Section 32 pre-sale electrical inspections as well?
The Victorian rental safety check is a distinct legislated inspection under the Residential Tenancies Regulations 2021 and is not the same as a pre-sale or purchaser's electrical inspection. We can carry out a separate condition report for owners preparing a property for sale — mention this when you book and we'll scope the visit accordingly.
